“Comp” is short for comparative analysis, and Realtors® create comps to determine an accurate selling or buying price for a home.
HOW DO WE DO IT?
We have access to extremely accurate and timely sales data (not broad, general data like Zillow-type services) that allows us to compare actual sales of homes as similar to the subject home as possible (same or similar neighborhood, school district, sq. ft., # beds, # baths, # garage spaces, age of home, lot size, etc…) to determine what the market says the home should sell for.
ANYTHING ELSE?
A quick visit to your home (if you’re listing) or a tour of the home you’re looking to buy will allow the pros at STEVE COX HOMES to dial in the Comps even further, based on factors including over-all condition, updates, fencing, age of HVAC, roof and windows and anything else that jumps out in person.
